Selling your home is a big life event for anyone, and with so much going on it can feel overwhelming. Choosing the right estate agent to sell your home can make a huge difference in not only how long it is on the market, but how smoothly the process will go.
As well as securing a sale, the best estate agents will understand your specific needs and confidently guide you through each step of the process. So how do you know if you are making the right choice? Here are a few key questions to ask when choosing the right estate agent.
How is their customer service?
The first time you speak to an agent, take a note of how they deal with your enquiry. Did they make time for you and seem interested in what you had to say? Or did it feel like you were interrupting their day?
The way they deal with you is a good indicator of how they will deal with prospective buyers and could have a big impact on your sale. Checking online reviews is another great way to get an idea of their service. If previous clients have been happy with their experience, chances are that you will be too.
How do their listings look?
For most people, online listings are the first port of call when looking for a new home. You only get one chance to impress, so you need to check if the agent’s instructions are presented at their best.
Do the listings have a variety of high-resolution, professional photos? Is all the relevant information there, like the EPC and floor plan? Does the copy sell the property or is it just a list of features?
If the agents’ listings are not up to scratch, then it may be wise to look elsewhere. How much effort they put in at this stage is a good indication of how proactive they will be with your sale.
Where are their properties listed?
To maximise the reach of their instructions, all good agents should have their listings on at least one of the major property portals. Rightmove is the UK’s largest property portal, with more than 800,000 homes listed at any given time and millions of hits per day.
Even the biggest chain estate agents won’t be getting that much traffic, and so taking advantage of the portals is a surefire way to reach more potential buyers. Find out exactly which platforms your agent is using and why they have chosen them.
How will they market your property?
The best estate agents will go above and beyond to sell a property, not simply put a listing online and wait for the calls to come in. Ask about your agent's marketing strategy and how they plan to sell your house.
Will they make a property video? A high-end brochure? Will they post on social media networks or send a physical mail out? Exploring other avenues can hugely increase the agent's chances of finding that one perfect buyer.
Are they a member of any professional body?
There are no requirements for estate agents to be part of any professional body, and that doesn’t necessarily reflect on the quality of their work. However, being a member of one of these organisations entails being bound to certain standards and a strict code of conduct.
This can help ensure that you will receive an excellent service and that everything will be done above board. While it’s not the be all and end all, knowing about any memberships an agent may have will allow you to make an informed decision.
What’s their take on the market?
Asking your agent about the current market conditions in your area will tell you a couple of things. Firstly, it will help you know what to expect with your sale. While there are lots of variables,
Second, the way your agent answers will tell you how invested they are in their work. All good agents should keep up to date with market trends and be able to give you a good overview of the current state of affairs. If they struggle to answer or seem a bit unsure, it may be worth exploring other options.
Have they sold homes similar to yours?
Recent sales of similar properties show that there is a proven interest in homes like yours. It also means that your agent is used to marketing your type of property and attracting the right kind of people.
This is particularly good to know if your home will appeal to certain demographics, for instance a one bedroom house that is ideal for first-time buyers or those looking to downsize. Don’t see similar properties on the website as competition, but rather an excellent sign they can find the perfect buyer for you.
Do they have any potential buyers in mind?
Most estate agents will answer ‘yes’ to this question, so make sure to ask further questions. Which properties have they recently viewed? What was their feedback? Delving into the type of buyers they have on their books will give you a good idea of how the agent deals with their clients.
This is where choosing an independent, local estate agent can be highly beneficial. Smaller agents tend to have stronger community links and a better knowledge of their prospective buyers. This more personal connection can make all the difference when it comes to finding the right person for your home.
