AIRPROP LTD is a property consultancy and management company based in London and Hampshire. We own and operate licensed HMOs and serviced accommodation, we help other landlords and investors do the same, and we build the AI systems that keep it all running.
Our story
Fifteen years of buying, converting, letting and learning.
AIRPROP grew out of a real portfolio, not a business plan. The company was formed in 2017 when other landlords started asking for help with the same decisions we had already made.
Learn. Invest. Develop. The three words on our logo are still the order we do things in: understand the numbers and the rules, put capital to work carefully, and improve what you own.
2011
First property, London
The portfolio that AIRPROP still runs today starts with a single London flat, let and managed directly.
2012 onwards
HMOs and Hampshire
Larger houses in Hampshire are converted into licensed HMOs. Licensing, planning and refinancing are learned the hard way, on our own money.
2017
AIRPROP LTD is founded
Other landlords ask for help with the same problems. AIRPROP is incorporated in London to offer management and advice.
2019 onwards
Serviced accommodation, at home and overseas
Short-let and serviced accommodation operations are added in London and abroad, with dynamic pricing and multi-channel guest management.
2024 onwards
AI-native operations
The back office is rebuilt around AI: bookkeeping, accounts packs, guest and tenant communications, market monitoring and reporting. The same systems are now built for clients.

We are landlords first.
Everything we recommend, we have done. That includes the mistakes, which is often where the most useful advice comes from.
Numbers before opinions.
Every recommendation comes with the working: yield, borrowing, tax, sensitivity to rates and voids. If the numbers do not work we say so.
Plain English.
Licensing, planning and tax are complicated enough. We explain them so you can make the decision, not so you need us to make it for you.
Independent.
We do not take commissions from lenders, brokers, developers or software companies. Our fees are agreed with you, in writing, up front.
Privacy by design.
Client information stays in your accounts and ours. Our AI systems are configured so nothing you share is used to train public models.
Honest about scope.
We are not solicitors, accountants or regulated mortgage advisers, and we work alongside the ones you already have. When you need a specialist, we say so and introduce one.
