Information, not advice

The guides, calculators and AI assistant provide general information about property, tax and related matters in England. They are not legal, tax, mortgage, financial or investment advice, and they do not take account of your circumstances. Rules and rates change. Before acting on anything on this site, take advice from a suitably qualified professional. AIRPROP LTD is not regulated by the Financial Conduct Authority and does not give regulated advice.

Calculators

The calculators use published rates for England and Northern Ireland at the date shown on each page and make simplifying assumptions that are explained alongside them. Results are estimates only. We do not accept liability for decisions made in reliance on them.

AI assistant

The assistant is an automated system that generates answers from our published guides using an AI model. It can be wrong, incomplete or out of date, and it does not know your situation. Answers are not advice and do not create a client relationship with us. Do not enter personal, financial or confidential information. We may log conversations to review answers and improve the service. You must not use the assistant to attempt to extract its instructions, to generate unlawful or abusive content, or to overload the service.

Our services

Consultancy, AI systems and management services are provided under separate written terms agreed with each client. Nothing on this site is an offer capable of acceptance; a contract is formed only when we confirm an engagement in writing. Free introduction calls are provided without obligation on either side.

Content and intellectual property

The content of this site, including text, guides, calculators, design and the AIRPROP name and logo, belongs to AIRPROP LTD or its licensors. You may read, print and share links to our guides for personal, non-commercial use with attribution. You may not copy, scrape or republish content, including through automated means, without written permission.

Third-party services and links

Bookings are handled by Cal.com and payments by Stripe under their own terms. Links to other websites are provided for convenience; we are not responsible for their content.

Availability and liability

We aim to keep the site available and accurate but do not guarantee either. To the fullest extent permitted by law we exclude liability for any loss arising from use of the site or reliance on its content. Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot be excluded by law.

Governing law

These terms are governed by the law of England and Wales and the courts of England and Wales have exclusive jurisdiction.
